Cleaning Up After Somebody Dies In Building

One of my clients on a commercial policy (6 unit LRO..) just had a tenant decease in one of the units. Apparently it went unnoticed for 3 days so there was a biohazard cleanup cost of 7k.

Is this covered? She deceased on a couch & apparently one of the biggest costs was disposing of that couch. Of course the couch isn't my insureds property but obviously it had to be removed. I have no clue here?
 
I had an insured who had a house guest commit suicide and the claim was covered if that gives you any indication. Cleanup up was about $20k I believe.
 
Well the carrier denied this claim. Had the person of shot themselves it would be considered covered under "explosion" and they also cited the bacteria/fungus exclusion too.

Hmmm....renter dies at hom... probably happens all the time.

Now im wondering ....what kinda policy would one need to have this covered ???
