Depends on who you ask. If you ask another agent in North Texas they are probably going to tell you it is saturated, even if it's not...which it isn't.

As for the money for mailers part, I suppose that can be true, but you wouldn't believe the number of agents who don't work their leads like they should. So I would say it's more about the agent's work ethic. Another way to put it is this; if all agents got the same amount of leads, the agent that works them all are going to have a better success ratio than the ones that work one day, take the next to play golf, cut the grass, etc.
