What can you do in this case if the carrier wants to know when the updates were done? In AZ people are constantly buying properties and even they had inspections done the reports still do not indicate when the updates were done.

How old is the home?

Keep it at the original year built if you can't get a definitive answer. The most important one is the roof, you should be able to get this answer out of the insured.

In Florida, we have 4-point inspections. Not sure if that's a thing in other states, lol.

Electrical, HVAC, plumbing and roof.
 
If its an older home and the dates are going to matter, have the prospect go to the city planner office and get a copy of the permits for his house. He should have them anyway.

No permits? The carrier will say the work wasn't done then.

Pretty straightforward. I've had to do this on my own house at one point.
