CrossFit work out from detached garage on property

I've been reading having a gym on individuals premise could be problematic for Traditional HO3 policy along with difficult to insure properly. Any feedback on this type of coverages or coverage options in general for individuals that want a commercial insurance for a home-based and actual premise of operation
Want to ensure proper coverage while avoiding overlap or open exposures that an individuals home can bring

You'll need the same coverages that LA Fitness and Planet Fitness have.

Talk to an independent broker/agent about a business policy. You'll probably abandon the idea once you see the insurance cost.

And your HO insurer likely won't want anything to do with you even if you get the proper insurance on the gym.
 
Get some quotes and find out. It would probably be much cheaper to setup a shooting range on your property. Think I'm joking? I'm not. We all know someone that got hurt in a gym, but good luck finding someone that got hurt on a shooting range.

Dick Cheney aint getting any coverage for a shooting range on his property. Probably not Alec Baldwin either
 
I got a kick out of Crossfit for a few years, but come on. It's already a weird model; charge double what gyms do without having all the expensive equipment, then have people who took a 2-day course lead people off the street doing dangerous lifts for reps and climbing ropes (with a waiver.)

But to skimp on even the renting out an empty warehouse/garage part, hosting it on your property? Unless it's a plot to start an actual cult/commune and get everyone to donate all their possessions for membership (which could work out west)...
