Do any of you know if there are any coverage limitations in the DOO listing a management company's wording like this:

Property Management Company, THEIR AFFILIATES, SUBSIDIARIES, LENDERS, AND THE OWNERSHIP ENTITIES OF THEIR OWNED OR MANAGED PROPERTIES are included as additional insured on the general liability policy.


or is it imperative to list each individual property or properties? Please say why or why not. Thank you.
 
I would suggest checking with the carrier or broker before adding anything like that to the COI. You may have to have each listed as they may have a problem with the wording (affiliates, subsidiaries) because they could include so many different entities.

They can want this all day long, but the policy will not provide coverage to anyone other than the contractual obligation with the management company. But because they (the management company in this case) pay their lawyers/risk managers to write the terms and conditions, agents are always being asked to put wording on certs that may or may not be real.

What I suggest is give them the wording, but end with 'per endorsement _______" and attach the carriers AI end with the cert.
