Looking for Coverage and Thought I Would Ask You Boys First

I have the following properties currently insured with Erie.
  • My primary residence
  • an investment property I own myself
  • 3 investment properties inside of an LLC where I am 40% owner
During the past 12 months I had my primary residence broken into (2 1/2 months ago) and one of the LLC properties had a major water damage that resulted from furnace that quit working, then a water-line broke. Neither one of these actually resulted in a claim though. For the breakin at my primary residence, I have a $2500 deductable and did not have sufficient proof for Erie to prove that I owned the two tvs, camcorder, and $3000 worth of old baseball cards that were stolen. For the investment property, the policy did not cover water-line breaks...the only policy of the 5 I have with Erie that did not cover this type of claim coincidentally enough.

Where I am looking to make a changes is because of my local agent. As a financial advisor, I expect concierge level of service from both myself and my team during any and all dealings with clients. This guy was dispondent at best in his communication and overall helpfulness.

I am not sure how important proximity is for the agent in particular, however I am looking for a solid carrier with great financials, and excellent claims vs. paid claims ratios. Maybe, I should just stay put with Erie and look to do an agent of record change....thanks for your input here guys.
 
I know this thread is almost a month old, but I figured I'd throw in my two cents. Whichever agent you choose to switch over to, make sure he/she either owns rental units or has experience with rentals. As the previous post states, Erie is a good company. I own a duplex and have mine with SF right now, though they're raising EQ to 20%, unless I want to buy it back down to 10%. Tad pricey, but they haven't asked me to verify if I have tenants or what types of dogs the tenants have. Though, as a LL, you should keep on top of the dog situation and have sizeable limits of liability and/or an umbrella policy.
 
now that you have learned, price doesnt always matter,
Make sure you ask about specific coverages...some companies exclude water and sewer back up, you must add it.

some companies are excluding animal liabilty against the landlord....

You are the client and need to ask, a good agent should tell you this stuff, but it comes back to you knowing what you need.

Are you a P&C agent? You also gotta know what the limits are on property, such as the baseball cards.

Dont you have a P&C agent you work with refer with?
