20 DM leads door knock or call

If you only have 20 DM leads, would you door knock them or call for appointments?

That is a great question.

Here's 3 questions to ask yourself first!

Are you confident and strong when it comes to setting appointments?
Is the area that you are selling in, one of the easier places or harder places, to set appointments in?
Are you prepared to overcome objections while setting appointments?

Either way, I suggest treating each lead as if you just paid $100 a Pop. With this mindset, you really can't go wrong.

 
Then you are too memorable, in a bad way. It would suggest your phone skills need a lot of work.

I noticed that when I would try to overcome objections over the phone to set the appointment they would always remember me when I door knocked them later.

So I quit trying to give them rebuttals and would politely end the conversation when they would object. After that minor tweak nobody has remembered my call if I door knock LOL
 
More than half won't be home. Not predictable use of time. Sell the same leads to 5 new agents for $400 to each agent clear $2,000 and stay home. Then keep repeating the process a new sucker born every minute.

I found the same thing. In fact, it was one of the things that kept me from the phones for quite a while. I would try to overcome obections, and failed. I would door knock them and they's say "I told you I didn't want to see on the phone, didn't I! :arghh:"

I finally figured out that if they give me any resistance to the appointment on the phone I should just thank them and end the call and door knock them while on my appointment route. The only objection I'll work at a bit on the phone is the "I already got insurance" objection. Even then I won't go at them hard. It is usually so easy to get in the door if you catch them home, it is not worth pissing them off on the phone.

Knocked a lead the other day... he was in the hospital... nothing like planning ahead. :shocked:

Next door neighbor was home so I did a "T" and spoke to him... had a Trans agent come by complete an app 2 months prior then told him she would turn it in and see what would happen and get back to him...

She didn't... he didn't think he had a policy cause they didn't send a bill but presented me with a policy... ???

Did my investigation which included looking at his bank statement...

Hello... there was the EFT... but where was the agent who said she would come back by...

Don't worry I'll take care of it for her... ;) (more to the story... but that would make it too long... let's just say... ask the questions others don't and it's amazing what you can discover.) :yes:
