American Modern seems like they beat Foremost most of the time on vacant and rental properties. Is that a universally understood outcome...u guys seeing that?

Agreed. I have been seeing that. AMOD for vacants is tough to beat. Good condition rentals - Travelers.

I never have luck with amod here in Texas on dwelling fires. Didn't realize they allowed vacants. Do they allow vacants with renovations?

american modern is beating foremost on price because they pay ACV for a total loss, where foremost pays agreed value for a total loss.
also, AM will not insure a property vacant for longer than a year without special approval. foremost allows two years.

Are you saying AMOD will pay ACV on a total loss even if you've opted for replacement cost? I'm guessing you're referring to vacant homes...

I just meant vacant properties. sorry for the confusion. vacant properties are fresh in my mind because I just blogged about it a couple days ago.
