Bed and Breakfast in Texas

I'm a licensed agent in Oklahoma. I have a friend in Texas who runs a bed and breakfast on her property. It's in a seperate structure from her home. I cannot write her insurance, but am merely trying to help her find some information. She has been told there is no coverage for a bed and breakfast in Texas. Her HO renewal is coming up and has been quoted with safeco. The structure that houses the bed and breakfast is insured as a standard other structure. This is not in anyway close to the coverage she needs on this building. Does anyone know of an endorsement in Texas that can be added to her HO policy to cover the bed and breakfast? I have advised her that she needs to increase the limit on her other structures, but there is a liability issue that concerns me.

In Oklahoma we have a B&B endorsement that can be added to the HO policy. Is it available in Texas?

What information can I give her?

Why can't they go to a company like Zurich for the business contents and liability and get a commercial policy for fire, etc., etc., ?
 
Thank you all for your response. I suggested to her that she should check into a commercial policy to cover the B&B portion. We shall see what happens.
 
I would be happy to take a look at the risk and see where we can place it. We have several markets that are pretty good for this type of buisness.
