Does typical homeowners policy cover against plumbing problems that happen from things deteriorating with time? I've got cast iron sewage drain pipe thats cracked and waste is in our celing.

Most policies can provide coverage if there is a sudden and unforeseen leak.

However, most policies exclude coverage if the leak is a slow leak and is over an extended period of time.

An example of a sudden... Ice maker hose busts and ruins your wood flooring. That could be covered.
 
Negligence is a claim killer. Anything involving mold will almost certainly get denied. If it's an older home and things aren't up to code (i.e. old lead pipes, etc.) a claim will likely be denied due to normal wear and tear.

I can't speak for other companies, as I'm fairly new to the industry, but with Farmers, the adjusters are looking for coverage, not looking for an excuse to deny it.

My guess is it will not be covered because it has probably been cracked and seeping for some time prior to discovery but I am not P&C agent. Who is your insurance company?
 
How old is the pipe? What caused it to crack?
As has been mentioned, few policies will cover this if it was just normal wear. On the other hand, if the house was 5 yours old and this just happened one day, then, depending on the policy, it may be covered.

For the record, Farmers would probably treat this claim as most other companies would. Except I don't think they offer any sewage backup coverage, or very limited in some states. Not that this is sewage backup though.

Your post says you are fairly new to the industry, you will learn soon.......

If by learn you mean become grizzled, bitter, cynical and.....well, wrong like you, then no I won't be learning any time soon.

And EVERY client and vendor I've met in the last 3 months (roofers esp.) have had nothing but positive responses about Farmers claims response. We're rarely the absolute cheapest option, but our claims team is our bread and butter.
