Condo Associations usually need D&O coverage as well.

Most carriers write these

D&O, Umbrella, Workers Comp, Non-Owned Auto, Flood, Earthquake.

Spend some time getting accurate R/C estimates. Don't trust a prior agents work. Look on GoogleEarth to find every structure. Signs, fences, guard shacks, sheds etc. You can lump them all or schedule them all out.

But don't stop there. Get a copy of the by-laws and study the insurance section. Squeeze yourself into an annual meeting and solicit HO-6's to the unit owners. Some of my carriers will offer a discount if they write the association and the unit owner. Get a mailing list of the unit owners.

Hope this helps!

Didn't realize it was commercial. Get each tenant's certificate of insurance. Then you will have all of their X-dates. Solicit them!!
