Does anyone know of one that does duplexes for free?

I don't know of one that's for free but I've used building-cost.net on numerous occasions and I think you can get a reasonably good idea of the building replacement cost by combining both units as one dwelling.

Or, if your customer owns just one of the side by side units, treat his as a single dwelling and you won't be too far off.
