Not sure about "moving in", but local home sales are public information. You could run a report through the county property appraiser.

Bringing donuts and coffee to some local realtor offices might be an even better idea.
 
Check with your local Chamber of Commerce. We receive a monthly list, and the annual cost is low. Membership has many benefits for business owners.

They're available for free through many local libraries. Their data isn't always fresh, but when I've sold life insurance for mortgage protection, sometimes 6 months is about the right time to contact new homeowners. These days I use it to cold doorknock new movers into my debit area.

Door knocking's a dieing art . I'd say door knocking down 90% from 10 yrs ago. Even though I show the original colored lead card they send in I'd say 75% of people struggle to remember they mailed it in . Thats exactly why it's irrelevant whether a direct mail card is 10 days old or 1 or 2 yrs old . The only relevance is the phone # could have easily changed or they could have moved .
