Is this Property Insurable?

I have a prospective client who wants to insure his home which has an empty pool that's out of order. Are there any carriers that would cover a property that has an empty pool? Most of the companies that I've check with including Citizens will not cover.

Please help. Thanks!

You can try your non admitted carriers, or trying to exclude liability coverage. Heritage or Federated might cover it if the liability is excluded but I am not a 100% sure on that one. It is probably a case by case basis. Good Luck.

I'll look into it. Thanks!

Your options here are limited one thing you can do is write it on a DP3 form with Citizens excluding liability and adding the CIT-10 or the existing damage endorsement. When doing this you will have to submit it UN bound to u/w. I would also include a intent to repair for 90 days. This should allow you to process.

Your other option world be surplus ( lloyds, Scottsdale etc.)

why cant they fill in the pool

For all that work for a homeowners policy that cost maybe $800 a year. Man you must be low on new clients. How about telling them to go to joe blow down the street and let him deal with this problem.

Excluding stuff on policies only open you up to E&O claims in the future and problem..just saying.:nah:

The pool can be filled,if there is no damage, that will assist in resolving this.

I agree these types of risks open up all sorts of E&O issues, that is up to the agent who writes this risk I am just giving my opinion. Lastly I would like to see a homeowners policy in S Florida for $800. Either way good luck!
