Loss Control Before Binding - is a Good Thing

Well my competition was Sentry, and they were $2000 lower. But he chose to renew with me. Oh great! Oh crap.!

Now I have to have the housekeeping discussion.

Any suggestions? How far would you push this with the insured.?

This is interesting because on the one end we have a duty to our carriers to make a profit and not put crap on their books. Then you discover some crap that slipped in. The carrier would love to see these pics.

And on the other end is the renewal. The risk is loss free. They inspected it when I wrote it. Why stir the pot? Maybe I didn't see anything.
I struggle with this all the time. Carriers make it near impossible to write new business now-a-days. I have to cold call a business, ask to meet close to their x-date, then ask them to get loss runs for 5 years, and spend 20 min digging through their current policy, taking down vehicle and driver info...etc. Then they come back asking for photos & recommendations after they have bound coverage otherwise they will get off the risk. :P :P, drives me bonkers.
 
It does seem carriers ask for everything and actually want nothing. I am targeting garages this year. Anyone know who is hot in NC?
