The following is the latest inspection report my agency got back from Donegal.
** Overall the property appears to be in above average condition & I want to thank you for the submission. The agency's RCE came in at $350,000, however the MIB inspection's RCE came in at $6,500,000. I understand this is a 1,500 sq ft brick rancher, however the bricks appear to contain shiny metallic flakes which is most likely gold. Gold flaked brick is quite expensive & we need to make sure we're meeting ITV requirements. Please have the insured remove a brick from the home & submit to us within 30 days so we can complete a Nitric Acid test for gold.
** There residence appears to contain a Pug dog which was not indicated on the application. Even though this breed is not considered ineligible (thus having absolutely no impact on the price/tiering in anyway..) we'll need you to rewrite the policy to include a dog. My other concern is that inspector noted the bark sounded a bit deeper then one would reasonably expect for such a breed. Our only concern here is this could be a Pitbull disguised like a Pug. Please submit a muscle biopsy & cheek swab so we can procure genetic testing on the dog. Normally I'd also want a bite impression casting done on their teeth, but I'm willing to be reasonable for the agency & I'll waive that request.
** I noticed the insured has a swimming pool that used to have a diving board (however the base is still installed in the concrete.) The only concern here is the diving board could easily be temporarily hidden & re-installed (in fact the inspector noted the insured had a work bench in their garage containing some tools.) So long as the insured is willing to jackhammer the concrete to remove the diving board base, we'll be happy to stay on the risk.
** The lawn appears to contain a suspicious area that's not as green as the rest of the grass. The only concern here is the potential for an underground missile silo (that while most likely deactivated..) poses a liability hazard. The difficult part is these tend to be covered w/ substantial amounts of dirt & the federal government never openly published their locations. The only way to verify is by comparing sequential satellite photos from 1960 through 2000. Please submit supporting documentation within 30 days (please be mindful to redact photos showing any neighboring properties for privacy reasons.)
*** The inspector noted an empty paint can in the garbage, however no renovations were indicated on the application. Please advise as to the presence of renovations? Donegal is not in the market for homes undergoing renovations.
** The inspector noted a grill on the property (which was positioned far enough away from the home.) Our only concern here is that there's no warning sign advising people to avoid swimming until they've waited (30) minutes after eating. Please have the insured post a sign & submit photos for review.
** I see this policy was written to accommodate a new home purchase? The application indicates (2) residents in the home, however the inspector noted the electric meter seemed to be spinning faster then normal. The inspector previously worked at an amusement park as a janitor & is quite familiar w/ how fast things spin. The concern here is maybe the previous residents didn't actually move out. Please submit the last (16) months of electric bills so we can compare the electric consumption in the home against national averages.
** The inspector noted a 3 car garage, however the insured's auto application only contains 2 cars. Is there a 3rd car? If not that's totally fine, I just want to understand the bigger picture here. Could you have the insured sign an affidavit as to why they'd buy a home containing a 3 car garage if they only have 2 cars?
** Please refer to picture 7 (showing the 2014 Mitsubishi Galant parked in the driveway.) Upon zooming in it appears the tires have about 7/32's of tire tread left, however the agency indicated the car is driving <7,000 miles per year. Could you confirm the annual mileage? Please submit inspection records since the vehicle was purchase along w/ the title when the insured took ownership for review.
** On the application the agency indicated the roof was updated in 2005, however the inspector noted some granular wear on certain shingles. Please submit the original roofing contract from 2005. If for some reason the insured doesn't have this in their files, we may be able to accept home video footage captured from 2004 (which may show the roof in it's last year prior to replacement.) I can see on Facebook the insured's have photos from their childs 3rd birthday party dated in 2004, maybe then can submit family video footage from that party showing the roof? Otherwise the policy will be rejected for insufficient proof as to roof age.
** The inspector noted a decaying deer carcass about .75 miles from the residence premises. Our only concern here is the insured may be in possession of a Velociraptor dinosaur (or other similar genus of dromaeosaurid theropod dinosaur.) Velociraptor's are quite aggressive, agile & are a particularly sinister type of predator. Without property feeding & socialization they could easily attack neighboring children. I don't want the agency to get the opinion we're being overly cautious, so I won't reject the umbrella. However we can't offer more then a $1,000,000 umbrella at this time. For further clarification please refer to Jurassic Park (the 1993 version..) as the 2015 rendition is a bit "extreme" in my opinion. Immediately prior to being an underwriter I distributed popcorn at my local movie theater so I'm very familiar w/ how certain films can push the issue of what's realistic.
** The inspector noted a "I Love The Beach" stick on vehicle 1. I love the beach too, however my concern is how frequently they're visiting the beach. Because of the proximity to the NJ border, there could be frequent visits to the beach on this. Donegal is NOT interested in writing auto for any NJ exposures. Please confirm how much they go to the beach. Underwriting guidelines allow for 1-3 beach trips (not to exceed 5 days in length..) in any 5 year period.
**Please see photo #11 which clearly shows a young child distributing lemonade from the insured premises. While this isn't an acceptable class of business for the home based business endorsement, we'll be willing to make an exception so long as you can submit a certificate of liability insurance for the 4 year old daugther's lemonade stand. Please also submit her 2014 tax return as any business generating > $15,000 is ineligible (regardless of class) along w/ the attached home based business supplemental questionnaire. Is the business operating 24 hours? So long as the lemonade is not being manufactured in the home, I think we can work w/ the agency here.
Again I wanted to thank you for the new business. The agency has been consistently growing w/ Donegal & it doesn't go un-noticed. If you have any other risks you'd like me to review please send them over. I've notated a diary date of 30 days on this one. Have a nice day!
