Total Home Loss

ah..............Mobile home, yup, things just changed.....LOL and yup total loss.......

see what happens when people give bits and pieces......

Stranded - Manufactured/Mobile home policies tend to work pretty significantly different than a single family homeowners policy.

Homeowners policies are pretty standardized and I can normally make some guesses at what coverages are on a policy, even if I don't know the actual limits.

On a manufactured/mobile home policy, the policy form usually starts pretty bare and then coverages are added per the clients instructions. Things like 'loss of use' (which covers the rental of another house or hotel) are usually endorsements, rather than just standard.

If you want advice from agents on the forum, we'd have to know what coverages you have and what state you are in.

Bottom line is though, your agent and your adjuster should know this stuff inside and out and should help facilitate making this happen.

If the PA can't get a response (not just a response he doesn't like, but no response), its time to hire an attorney. I suspect some threat was made and its sitting in the legal department of the carrier.

The other possibility is they are doing a loss investigation. They should tell you they are doing this and they usually ask for some documents from you (bank statements, phone records, etc) when this occurs. Its nothing to be concerned about, its just that sometimes losses happen in strange ways and the computer chooses to audit the loss.

Update

I just recieved a phone call from my spouse , who in turn recieved a phone call from the PA .

The PA stated that the Ins Co returned his call a little while ago, and that the person who was in charge of our claim , was no longer the working on it, its someone different.

The PA stated that he felt things should move pretty fast now. My policy is for Replacement Coverage, and in the policy there is attached, (from the Ins Co ) a NH RSA 407:11.

I apologize if I dont give all the proper information , this is all a learning process for me too.

Question: Now that I am awaiting the arrival of a new home, what should i expect to face when trying to insure this manufactured home, after my total loss due to fire.

It depends on the state and the carrier but it should be a pretty straight forward process since it's a new home.

It should be much the same as when you first insured the last home but this time you have a claim history. I wouldnt be surprised if you didnt even get charged for the loss.

I did get insurance , did shop around, got a few that were high quotes, and the one I did purchase was suprisingly enough , a little more than what I paid for my last policy.

I did run into a few issues where people said come back in three years, but figured someone would want the money.

You're going to have trouble with insuring the new home. Most likely (maybe not) the current insurer is not going to renew you due to a total fire loss.

You will probably have to shop this in the secondary market, which means that you need to find an indy agent who can do that for you.

Due to the large claim you are going to find that insurance is much more expensive after a total loss. There are companies that specialize in this area, but they ain't cheap.
