Who is Better to Know

I am wondering everyone's opinion here. I have many opportunities ahead and need to know who to go after.

I am trying to work myself into some of the nicer apartment complexes in Atlanta. Sell them Renter's Insurance, cross-sell, the cars maybe some of their secondary homes etc.

I just really don't know who to go after. I have a friend who is in the Real Estate development side of things who can introduce me to many many people. Is it better to get to know the actual property managers or would it be more beneficial to know the owner of the complexes?

I understand the owners would have control of who insured their building, but who would make the decision on who to refer the occupants to etc.

Why try to choose who might be better? Go after all of them, but with a different pitch for each.

Building owner: the renter having insurance, especially liability as well as contents, makes more money available and less chance the owner will be sued if someone is injured inside the premises. Hold harmless agreements in leases don't really mean that much. The more insurance the better.

Leasing agents: Talking about renters insurance when a renter is approved just shows the leasing agent is on the ball and has their client's interests in mind.

Apartment manager: Same thing, it is good all around to have renters coverage.
 
Why is it an either/or question? Why not both and then tell us which is working out the best for you.

Many managers/owners require renters to have renters insurance. If you can access the renters during the application process...
