Bottom line? They need to do the recs. Period. Don't get involved. They aren't taking care of their house. They aren't paying their bills. Family needs to take over here. Why is this problem turning into the agent's problem? The bank should have put fire insurance on this account.

Thanks for the advise. I ended up walking away from it. I wanted to help but there was just too many issues and my agency is still to new. I did want to put my carriers in to a situation, I need to build a solid rep.
