Broke and Brand New

Just know that you can succeed!

Plot out your course, a plan of attack, you can cold call, you can work part time job, etc. if you do whatever it takes, you cannot fail.

I am newly licensed and broke as hell, I spent all my money on getting licensed! I was advised by my manager to join my local college alumni chapter, attend the local board of Realtors meetings, join a BNI and buy internet leads. I am looking for more ways to generate quality leads for free, if that is possible. Any and all suggestions are greatly appreciated. Thank you.

I am no expert by any stretch of the imagination. I am just someone who happens to be in the exact same situation. Well it's the exact same situation if you happen to be married with a child. I will share with you the advice I have been given and what I plan to do. Everyone on here has been really generous with sharing advice with me so why in the world wouldn't I pass it on.

I don't know what the requirements are where you live (or your qualifications), but have you considered substitute teaching? Here in Indiana there are lots of schools where you only need to have a high school diploma, be 21, and pass a background check. (It shows in the quality of the graduates.) It only pays $50 to $60 a day, but you are done by 3 and you don't have to accept a day if you are able to schedule an appointment for that day. When you get off at 3 you are already dressed nicely if you are going on appointments/door knocking and can work for several hours.

Take a look at your personal bills. Now how can you get them down to the bare minimum. $50 a month for cable is $50 you don't "have" to earn when things are tough.

Email Mark Rosenthal. I found his advice helpful, particularly the pieces on "parents read this" and living wills.

You can get targeted demographic lists for $35. Jim Sowder has the info on that. He also pointed me in the direction of some good priced E&O.

Make a list of friends and family. Call them and tell them that you are getting started and it would help if they would sit down and discuss their needs with you. Also ask them to give you a list of names and numbers of their friends and family. You get to help out people who are important to you. You don't have to get to know them and if you say something stupid, they probably have already heard you say something stupid. Hopefully it also gives you some cash as you are struggling. I did this while I was at State Farm and it really helped me. Don't stress out if you don't sell a lot of these people. I didn't, but I sold the heck of the referral list. Your family may still see you as young and inexperienced. Your friends were there for every stupid thing you ever did.

Thank You. I've got a ton of good stuff to send to anyone that emails me. I'm willing to share my ideas, some clients pieces and you can even call me if you need help with something.
