You can get a new homeowner list. Is that what you were looking for? Feel free to shoot me an email, [email protected], I have a file specifically of new homeowners.
I think the OP is looking for the lead on closing dates on new mortgages BEFORE they close. The only way I know of to get these leads is to have some real estate agents or mortgage brokers in your circle that send these referrals to you. To my knowledge there is no way to look up pending closings.
I agree, you have to get in contact with the parties involved before the actual closing.
People to talk to:
Mortgage officers and processors
Real estate agents
Closing attornies
Title companies
Mortgage insurance companies (the ones that are there for people that need insurance for the mortgage itself for mortgage companies)
Home Appraisers and Inspectors
Those are going to be the best people, IMO, to talk to for mortgage leads. There could be more but that should give you a good idea.
Also, if you are going after mortgage people, learn the mortgage process. learn how the people I gave you interact with the mortgage and when you may or may not see them. Learn to talk like you know what is going on in order to give confidence to the referral source that you are an asset to them and to the client.

Contact mortgage brokers. When I did loans I could always use a few good Insurance agents to write a policy to close a deal. Get a few good mortgage people and you could get another 10+ clients a month. My Mortgage friends are doing 20-40+ loans a month right now with rates this low. They all need Insurance.....

I was looking for closings prior to the close to contact these people and your right getting a good network of mortgage brokers is the right way to go but I have been looking for a loop hole since I have been so bad at getting them to send me leads. I need to work this a lot better then I have.

I don't think there is one. There is mortgage trigger data where you can get a list of folks looking for a mortgage, but that's pricey and still not quite what you're looking for.

Are you only in PA or are you licensed in other states as well?

All you have to do is go into a few offices bring them goodies or something. Doesnt have to be crazy but, they will remember that. Bring something for them and they will probably give you a shot. Then they rest is up to you. Main the mortgage guys want is when they ask for the quote and binder you get it to them quickly.
