Looks to good to be true. This is a pretty sweet offer if you don't mind having to deal with "the man" in place of being the man. A good contract on indy would put you hand in hand but maybe without benefits, etc. but you own it.

is a $35k base plus 40% comm split on all lines of new business, 25% on renewals good for a P&C agent?

That does not seem bad at all, does the agency have other producers on this base & split. I would talk to them about their experience with the agency.
