Mortgage Broker Referalls

To all:

The bulk of my referalls thus far have come from home builders. I visit the model homes and after a few visits, bringing coffee, donuts, etc. I have a pretty decent network of referalls. I get about 2 or 3 a week and about 60% end up buying from me.

It seems like mortgage brokers would be a great source of referalls as they are writing multiple mortgages a week if not per day. However, I have found it much more difficult to get in with this group.

Anyone on here, WHO HAS ACTUALLY DONE THIS, have any suggestions....

Just about every agent in town who specializes in PL is calling on them. They are probably referring to their friend, relative, personal agent, or just whoever they like the best.
 
Who is getting mortgages these days, in my area, most people are paying cash for the house.

Realtors are the KEY,
 
Are there any mortgage brokers left?

I thought they all had to sign up with banks directly now.

One of my mortgage friends told me they actually FINALLY had to get licensed to be a lender of a broker, BUT if they worked for a bank, they dont need licensed, so basically she said, someone wiht finacial issues or background issues, can still be a lender for a bank, but not as a broker,

I was STUNNED:swoon::no::nah:
 
People that work for the bank without licenses are working as a W-2 employee getting paid by hour with no real bonus programs.

Scares me now is that anyone can work for the bank and be an order take.
 
Mortgage brokers are good, but as red blooded said, realtors are helpful as well. Personally, My mom is a mortgage broker and owns a mortgage company, and we own a real estate agency as well. I too am a realtor as well as a property and casualty agent. I also talked to another successful broker who will be sending his clients my way. I just got into insurance about 6 weeks ago so I'm pretty new, but so far so good. I got a referral from a broker today. If you can get in with them, it's a great way to get leads.

Also, speaking from experience, mortgage brokers and lenders will be far more helpful to you then real estate agents. I'm a real estate agent and in that industry hardly do you ever talk to your client regarding insurance companies. When they are getting ready to close on the house and are dealing with their mortgage broker they will usually ask the broker any insurance related questions when the broker tells their client to get their insurance in order (ie. who do you recommend). If you can get in with mortgage brokers and lenders, it can be a very rewarding thing.

Side note - My mom became very successful at the beginning thanks to two very successful real estate agents sending their clients to her for mortgages. If you can find two successful mortgage brokers to send you their clients for insurance, it can make a world of difference. Sometimes it's not what you know, its who you know.
