I'm being offered an office space/table for $300 a month. I'm not sure how much space I need to run a P&C agency. Your help will be appreciated.

Are you getting a computer, phone usage, E&O, and other things with this or just 4 walls and a table?

I personally think most offices aren't necessary for P&C since most people talk on the phone or like you to go to their home/office.

300/month isn't bad though depending on what you are getting and how much traffic the place has.

It all depends where you are and what else is available. For the most part, $300 if its all inclusive (desk, chair, electric, internet, perhaps phone) its a good deal, in fact, where I'm at, about as good as it gets.

If its a cubicle, its a bit high.

If its in a real estate office, it might well be worth it since you can network for additional policies. If its not in a place where you get networking business, go visit your local realtors office. Many of them will have extra office space they will lease out nowadays. It's usually pretty inexpensive as well.

It really depends on where your office is.... like Djs said, if it's just a cubicle it's not worth it...I think that $300 is a good deal if its your own office. I pay $500 for a 500 sf office space in a small retail center.

Thanks for your input guys. It's on a retail corner. I'll get the details sometime this week on square footage, internet, etc...etc...

In the area where we are located, that would be an amazing deal. I've seen retail space in some area going to $7.50 a foot or more, and that's triple net, so there are more costs on top of that.

It depends what is included. A cube is worth it if you get phone, Internet, copier/scanner/fax, janitorial, etc and you can network with other professionals. It is the extras that get you. Phone and Internet will run $100mo on their own, a quality color printer/scanner/fax is $120 a mo to lease or expensive up front and $50-75 a month in ink and service calls. Answering service, etc is another $99. An office is expensive but your production level will be much higher than working out of your house/car. It takes a very special person to excel when working from home.
