It is the big cities. Philly is tough and the premiums are high. You got outside of Philly and its surrounding areas you will get more "normal" rates.

Universal, north american, part of Arrowhead, The first couple of quotes from other companies were 4700, 3000, then 1500 from universal. Their was a 9 month lapse, but no claims, no morgage, 311k value. In fact she is from your neck of pa, outside Philly,

Universal is a very small company about less than 300 Mil in premium. Usually there rate is the lowest but if a disaster happens not sure how they can do with claims.
