Rental Loss Denied ? Safeco BS

So my insured had a pipe burst on a rental which occurred 2 weeks after their long term tenant moved out. They had plenty of prospects lined up & in our market this building would have rented within 4-6 weeks NO PROBLEM.

The broken pipe caused substantial water damage. The home has been under repair for 9 months now & Safeco won't pay loss of rental income because it was vacant at the time of the loss...

I mean...duh frick?
 
technically speaking with no signed contract there is no loss of rents. hypothetically it would have been rented and this is where having a good relationship with the company/ insurance adjuster helps a lot. Good Luck
