Are door hangers DEAD ?

I've had some success... it's a lot of work if you're putting the door hangers out yourself. As John has mentioned, I also lost weight this summer doing this. I went from a 36 inch waist to almost fitting in a 32... and made a net profit of just over $4000 (not including an hourly wage for time spent-I didn't deduct for time due to the fact I needed an hour in the gym daily anyway).

Granted...a lot of work - very physical. Like power walking for 1 or 2 hours. That said, when I put them out myself it was always at 8am and I didn't miss time where I needed to be in my office.

Counted it as extra business and did indeed lose weight....which at the time was needed.

To get that net profit, how many door hangers were put out and how much time would you estimate that it took?

That was 8,000 door hangers and it took me roughly 50 hours of labor spread out over a month.

I may end up making a little more as I have a few people in the pipeline that just weren't ready to buy right away.

For that math:

8,000 X .03 per hanger = $240/4 weeks = $60 per week
50 hours/4 weeks = 12.5/5 days = 2.5

So for these broke agents looking for part-time jobs - for $60 per week and 2.5 hours a day in sweat equity it's $1,000 a week profit returned.

The "X" factor is the longer you put them out the more numbers you see.

What's your time worth? In this case it's $1,000 into 12 hours or $83 per hour.

Looking for a part-time job when you're new? Great - hope it's paying $83 per hour.

Maybe its just me, but I think that's a crappy return. You could probably make more money knocking on each of those doors and asking for a few dollars. Better yet, ask for $10 from each door you knock on, and come home early.

I had a guy, supposedly a recovering drug addict come by one day to sell me magazines, just like in office space. He talked to me for about 5 minutes and I gave him $15, but didn't buy any magazines. I actually felt bad about not giving him more.

I am pronouncing door hangers dead as a business model.

It's not a business model - it's a way to make extra money when you're not doing anything else - especially at 8am when you can't make calls. During business hours there's more effective ways of gaining clients.
