Are door hangers DEAD ?

I guess it has to do with what's more important to you; appearances, or results...

You make a lot of good post, so no offense, but my point is being missed. You are giving these people way too much credit. Results? The results posted weren't very good. Again, I merely pointed out that you could cut the hours down by taking 5 minutes to knock on the door and ask for the $$. Appearances? there are much more productive ways to spend your time. I guess I am going to have to conduct training seminars one of these days, maybe I'll make more $$. It doesn't matter, this is all a bunch of hot air anyway.

You could probably make more money knocking on each of those doors and asking for a few dollars. Better yet, ask for $10 from each door you knock on, and come home early.

I had a guy, supposedly a recovering drug addict come by one day to sell me magazines, just like in office space. He talked to me for about 5 minutes and I gave him $15, but didn't buy any magazines.

Now there is a novel idea... begging for compensation. I guess no different than the folks standing at intersections with the forelorn look and costume clothes, with tattered and cut holes here and there, for greater effect. Of course then they are picked up and driven HOME... regardless of the fact that their sign says HOMELESS. One of our news guys has busted a few of the regulars, actually tracking them down and proving that they live a higher lifestyle than making working folks since they make lkike 60-80K per year from begging in select locations at intersections.

But let me go on record as saying... I think the begging at the door should be left for the dog to do, asking for scraps from dinner.

In regards to the magazine sales approach vs. outright begging... this reminds me a very positive, middle aged guy who hangs around the County Courthouse in the busy downtown area. Street parking is at a premium... cars drive round and round in an attempt to find a vacating car so they don't have to spend 10-15 on private lots. I used to go the courthouse a lot, and this fellow would see you driving around, and actually save you a parking space by directng and delaying the vacating vehicle to leave the spot until you came back around to that spot... (didn't create a problem for the departing motorist, kind of helpful actually).

Bottom line is the guy is doing something useful... was also offering some motivational magazine... and asking for a donation... Yep, here is 5 bucks, and keep the magazine, for part of what you saved me on parking and the hassle to keep looking for another spot. DEAL... a value added service as opposed to those just out creating a nuisance until you pay-up.

Your story just got me to thinking about the ole boy who was out helping those in search of a parking place. Sweet!

I'm anxiously waiting what he recommends between 8 and 9 that producers better and proven results with the same or less money.

I'm looking for a method that he's used so we can run the numbers - not theories.

Wow....fantastic info and just what agents coming here are looking for:

"there are better methods but if I told you I'd have to shoot you."

Again, another reason this forum is a fantastic source of information for new agents.

I'm actually fascinated by this thread. It contains some info that Frank Rumbauskas, Jr. is passionate about that I've been resisting...

So the money question "Crabcake" Johnny: :D

Which gets more comp...200 residential door-hangas...
or 50 small biz flyas?

the correct answer is the method you've tried that produced the highest results. During business hours the answer is neither - there are far more effective marketing activities

I'm going to hire the kids of the adults in my Taekwondo class to distribute the flyers.

I can get them printed for free...but they are halved 8.5/11 sheets and don't have hooks to go on an actual door handle.

Anyone see a problem with that? Or do you think that actual HANGERS are key to this whole thing...?
