How Do You Explain Premium Increase by 25% to Your Clients?

RC for my biggest carrier in the area is 100/sq ft minimum though they like more. It really depends on the area.

I would also be curious to the carrier and what state/region you find this is in, if you are willing to share that. I know your state is one thing, but you could be quoting in a neighboring state for all we know.

Also, if you are quoting and the house gets inspected, then you legitimately could have to raise the coverage based on what you see. If they look at the house and you put economy or average, like someone said, and the inspector goes to the house and says differently, the carrier could tell you to increase it. Hardwood floors are different than shag carpet in the cost estimator as well as the outside of the house and what it is made of. If the house is inspected and said to change the square footage as well, then, well, you have a higher square footage and a higher cost per sq. ft for a double whammy.

Let's be honest, some people go through the cost estimator line by line. Others will quote in the CE "average" and call it a day. They don't ask the heating type, the foundation of the house, how many fireplaces and the type, and things like that. If you are one of these people, and you are using a carrier that inspects EVERY house in that area (ASI claims to do that around me) then perhaps you are having an input issue and speeding through things. It can easily be fixed. If the carrier e-mails you back with a blanket statement of "everyone is going up 25 dollars more per sq. ft" then you can't fix that and need to start quoting at it higher.

I definitely think you need to ask you carrier reps what is going on. Run the same quotes through with them there and see if they can tell you what could be going wrong. That seems to be the consensus, that your carrier rep needs to give you the input that you need.
 
Actually, carriers don't have to honor the rates of the quoter if the input is invalid. That's what they are claiming in this case, the reconstruction cost was input to low.

In CA, carriers can make these changes within the first 60 days of the policy period. After that, they have to honor it.

Somebody viewed this as an upgraded style home, the quoter had standard type of home, or something to that affect.

Merry Christmas all! Sorry for the lack of reply since its the holiday weekend.

I am using their quoter and its been fine for the first year nothing has changed. Except the last 4 months they keep billing my clients asking for payment and raising rates after 2 months due to inspection.

They do not inspect the inside though. The client was not home, they raised the rates purely by outside inspection of the house. I do include all the heating types, brick, plumbing, renovations, roofing, etc... everything needed on the acord for a proper underwriting quote.

I do have a mentor that has been an agency owner for 17 years so he is teaching me the ropes and "holding my hand."

I did noticed that all my other carriers are usually 3-400 higher than this carrier at all times that is why i was pushing and selling this carrier really hard.

Im just having a hard time accepting that the carrier will raise the rates in 2 months when i used their system and then have their underwriter approve it.

AND the carrier sends me an updated rater every 2 months or so... so i dont see what the problem is.

This carrier is currently being or has been bought by "on your side insurance" i dont want the carrier pr reps catching me bad mouthing them by simply searching their name.

harleysville is terribly uncompetitive in my area...though 50 miles away they apparently are competitive...

there are supposed to be big changes w/ them having been JUST bought out. nationwide is coming in and handcuffing the operation to assess where they are moving next.

i am not looking at them for now.
