Yes, we do this but this is valuable information any insurance agent that sells personal lines, needs to know.

None of the large insurance companies with recognized names sell vacant home insurance or will continue to insure a home that has become empty or vacant for longer than 90 days. They simply don't do it.

You need to find a speciality carrier in each State that specifically insurs vacant home insurance. Most policies in the market are "dwelling policies" that offer limited coverage on 7 or 8 perils. All-risk coverage is possible but very hard to find.

Homes need to be insured for the replacement or rebuild cost and most insurance companies require a one year term with refund granted. Limited policies only inlcude vandalism if specially written into the policy. Do not assume vandalism is normall covered.

Seconding request for markets in CA. I have a client with a mobile home that's been vacant for over a year.

Try LLoyd's of London. They have 1-12 month policies. Minimum premium is $200 for monoline policy. Or refer it to me and I can set it up for you
;)

Also try Pacifis Specialty Insurance Co.(PSIC) . they do insure vacant homes and very easy to get appointed.PSIConestop.com

I found a friend in TAPCO. They were able to get coverage even though this property was vacant 12+ months.

I also use Tapco. They typically write through Lloyds and the rates arent too bad. They even offer wind coverage in Florida. If you get an appointment, they will quote over the phone.
