I just quoted a home in Texas for vacany Insurance. 3 month policy through Lloyd's- $1016.00. For a home $315,000 value. Yeah, vacancy insurance is expensive. But then again, if your home is vacant, and you have a loss, AND your insurance company finds out that you had a vacancy. Guess what- YOU HAVE NO COVERAGE! I think maybe you still have fire, but nothing else. Roll the dice if you must. But I think it's better to be safe than sorry. Buy the insurance!!!!

In Pennsylvania it seems like Foremost is the only market for vacant homes. Are you finding Lloyds or E&S markets that are more competitive?

Foremost writes a very simple and straight forward policy for CA. Not sure about other states.

I have used Vacent Express on my last 5 deals. They uw was quick and the premuim was cheap.
