As far as the flood policy goes, it will almost always be a separate policy because flood is only written through FEMA and the like.

Feel free to give me a call (number is below in signature). I should be able to combine most of your policies under one company (and, effectively, cut down the number of checks you need to write) or, at least, answer any questions you may have.

Another option would be to find an agent to place all your policies and ask them if they can Agency bill you. This way you are getting policies from different carriers, ones who are charging the lowest premiums, and are getting one consolidated bill that you pay directly to the agent.
I am located in NJ however I do not write property and casualty but own investment properties and would be glad to help point you in the right direction.
