While I was waiting on license approval, which I received today, spent some time with US Census data.
Colorado has 5.1 million people not very dense for such a large state; 11.3% of the population 65+. I looked for areas that had a greater percentage of 65+ population than the state average.
Grand Junction 15.6%
Delta 17.5%
Montrose 19.5%
Orchard Mesa 13.6%
Redlands 22.4%
Aspen 11.5%
Fruita 13.8%
These are all within an one hour drive of the Grand Junction area but this explains why LH and SL agents are hitting the Delta, Monrose area heavily. There must be something there is they are driving 5hours and sleeping over. Total population numbers are fairly small but these communities are fairly close-knit - they know almost everyone in town because their families have lived there forever. Word of mouth and referral goes along way. With the exception of the ski towns, that is pretty much how people do business there.
Redlands is a fairly high end community at the edge of Grand Junction. REALLY nice gold course - #2 in the state. Really want to play there just need to remember to duck when my ball bounces back at me from the huge rock formations.
My issue will the consistency of getting direct mail leads. Reardon (Dave) had trouble with EFES and has now moved to Securus- correct me if I am wrong. PHR is recruiting in the area but press 1 leads make me nervous. The recruiter balked when I told him I was weighing commission %, residuals %, and leads. I am not adverse to cutting lead costs with using recycled leads with Securus or EFES for that matter.
