Interest rates starting to tick up. The feds have been catching a break on the national debt. When interest rates rise that will suck up even more of the DC cash flow.
And yes, balloon payments on commercial loans. Surprised we haven't seen very much of that yet. Got a lot of vacant commercial property here in Atlanta. Some high rise buildings totally vacant. Two malls have bit the dust.

Also look for loans made via Private Equity deals. Those loans are going to explode soon.
