I usually start out by door knocking new leads. I optimize my stops, *67 them when I'm in the territory, and knock on the first door that answers the phone. Hopefully, by the end of the day I've made a couple of presentations, and have a couple of appointments for the next day. That evening, I make my phone appointments. If I can't reach anybody after a few tries, I'll door knock them again, and leave a delivery notice. I get a very good return from them.
 
Wow that was a little rough. Sorry wrote that post while I was calling my first batch of DM leads ever.

At the time I was thinking you would just DK the lead, but realized there's gotta be some reverse lookup as I was typing.

Rough but damn funny.

If the lead doesn't give their phone number, by all means get credited for it... My company does their own leads and may be different, but I understand a valid phone number is typically required for a paid lead to be considered 'good' and chargeable with most lead providers? But that just means it'll be a free one that you can go door-knock...

Why would anyone give a credit for a lead without a phone number on it... Seriously, that is the perfect reason to door knock..

Hi Mr Jones, was in the neighborhood and since you forgot to put your phone number on the info card, thought I would stop in... Ya got 2 minutes?

My closing ratio is definitely higher on leads with NO phone numbers...:yes:

Yeah I went to dk one with no phone #. There was a gate blocking the driveway. I would have hopped the fence but there were two dogs guarding the gate :(

That's why you carry a slingshot and some small apples in your car.

Take a picture of the house. If there's really no way to get to any doors or windows, we can probably credit you that one.

But keep in mind, fences don't stop FE pros. JD just "accidently" drives his big American car right through them.

I didn't say "pretend you never got it", just 'try to get credit for a free lead' -- but at least for my leads, if they don't have a phone number we don't have to pay for them. I'll still knock them, though!

Do you qualify when setting the appointment, or just go with it once you have it set?

I phone-qualify them so I can do my homework before arriving: "So, Mr/Mrs Smith, let me do some brief screening: are you in good health, ever have cancer, heart issues, stroke, diabetes, COPD? Height/weight? Great, I'll see what you may qualify for and we'll go over the options when I get there."

Not enough to go through a whole app, but just to cover the major knock-out ailments/ratings.
