Thank you for the info. Average SEO value right now is about $10K/month (Jan 2011 $9,177). So even taking in consideration your formula of 8 months (which is flawed), domain name + website costs around $80K.

On G it is:
* on the first page for "best insurance" and "best home insurance"
* on the second page for "best car insurance", "best auto insurance"
On Y it is:
* on the first page for "best insurance", "best home insurance", "best car insurance" and "best auto insurance.
And it is top 1-10 on on both G and Y on wide variety of long tails like "best car insurance and home insurance", "new car mandatory full cover insurance site", "auto insurance rate married vs divorced" (just quickly took some sample data from my database)

People do search all of those terms. But lets focus on keyword in question "best insurance" only. In between of Jan 14 2011 and Feb 13 2011 (I'm taking data from Google Analytics) web site got 220 visitors via this keyword. I just made a test, where I bid $25 for [best insurance] keyword. Such a high big didn't put my ad even to the last place on the first page. On SEO search bestinsurance.com is top 1 - top 3, competing with AMBest.com for the first spot. Thus, you have to pay Google a lot more than $5500/mo (220x$25) to get those 220 visitors. Which gives us that a figure of $70K of investment will repay itself in less than 1 year OR will bring 100%/year of profit, making $0 SEO investments for the rest of your life. It was 1 keyword only. All the traffic is insurance relevant.

I also have about 150/mo "type-in" visitors, just people, who wants best insurance, ready to pay and type in bestinsurance.com in their browser, so called "Yesses" people (by Tim Ash), who are almost customer.

So, asking price is very real. But it requires a serious buyer.

1 week ago, talking to someone, I said that I will not sell domain name for less than $5M. This week is much different.

In the last 365 days, how much money did you make from your website?
I don't run it for 1 year. I don't sell insurance, I resell traffic only. So the amount of money I make isn't a good metric. But if everything is properly (not like 8 months) calculated price still hits $70K.

The real complication is that you have to sell different types of insurance nationwide, because traffic comes from all states, and different people imagine their own "best insurance". So likely majority of the forum guys will have no interest in it. But the value of all website traffic is at least $12k/mo in G PPC expenses. So the buyer, properly utilizing the traffic, will return the investment in about 6 months.

California gets 100 relevant visitors/mo, which converts in about 30 exclusive leads (roughly 25 car, 2 home, 2 health and 1 life). The rest of exclusive leads (170-180/mo) from other states can be sold to other agents through the forum relationships. Even in a such scenario domain name will repay itself just in 1 year. Doesn't it sound good?

If it is such a money maker, why are you selling it again?

Are you trying to sell the golden hen?

Right now I'm reselling the traffic to the SureHits, quality of the traffic is 100% or more, and I get top payouts, but Surehits doesn't pay any close to Google bids.

I'm not an insurance agent, I'm a guy with technical background, specifically, I'm senior web programmer, so I can't make full buck of it. I want to completely stop working in the insurance niche, I want to start a "payday loan leads generation" company and I need money for the PPC.

The numbers I give you are correct and true. This domain name is real gem for an insurance guy. You, guys, work very hard to get leads, buy aged leads, do SEO/SEM/etc on yourself, hire telemarketers, and so on and so forth. With this domain name you have a real possibility to resolve MAJORITY of your problems with leads at once. And if you keep doing some SEO, naturally moving web site to the spot #1-3 on "best car insurance", "best auto insurance", "best home insurance" and "best life insurance" keywords, within a couple of years you will get a lot more traffic. The full list of easy SEO keywords for this domain name is about 20, like "top rated insurance companies" and so on. I can explain you how to figure out numbers yourself without trusting me.

I can also throw in new design template I've ordered, but haven't ever a chance to apply, you can see 2 versions attached.

There are also 2 more simple but effective business ideas on how to increase number of leads.

The site may have value to someone seeking to turn a dollar on a reseller site, but has almost no value to most insurance agents.

The PR and Alexa rank is horrible for a domain that has been around since 1997.

Be sure to check the [exact match] numbers... No where near 100K.
