I Need Some Help with Home Insurance

Volagent, the other thing I hoped to accomplish was highlighting just how poor the insurance business is in FL with the hope that who ever has the power to improve it does so.

Unless you know someone who can control hurricanes, I wouldn't expect to see changes anytime soon.

I don't think Citizens will write more than 4 units on a DP policy.

I asked the broker about this and they said that citizens will cover me with three policies, each with 4 units..

Also I was unclear about the liability, are you saying that they would only provide liabillity on one 4-plex but not on the other two so I would need two more separate policies?

As I said I lost count how many policies I need on this property I hope I dont get alzheimers at some point in the future!

They are a good company. What their underwriters have told me, is when there are homes on the same parcel, they will write the liability on one of the homes (which will cover the entire parcels liability exposure), and then the other two policies exclude liability because it is picked up already. Now I'm not an underwriter, this is just the way they have advised me to handle this situation on several occasions. One customer in particular of mine has 18 units, and I wrote it this way with prior approval from the underwriter.

You can have 1 additional liability policy and list both on the 1 policy. Should not be expensive. Less than $700 give or take for $1mil.
