I Need Some Help with Home Insurance

Jade, I tried to help you but you still have the same attitude so I bowed out. I would have no trouble writing you insurance, and for quite a bit less than Citizens. On a Home Policy or a commercial, I could write it either way, but when you act like you do noone wants to help you. Tower Hill has 90 days to get off anything that doesn't fit their guidelines (the guidelines all of the agents should know). they also have up to 30 days to mail you your refund. They have done nothing wrong. Enough said move on.

I just cant believe it, hot off the press, the new insurance is now canceling me because the tower insurance didnt correctly explain the reason for cancellation. I dont know whether to laugh or cry..

I believe it was going through citizens commercial insurance.

I was told by the new broker that I would be covered without any issues whatsoever, even a roof which the inspector said only had two years life was going to be acceptable to them. However they simply rejected me because the tower hill cancelation slip not only said three buildings on the same parcel, but also said failure to provide acceptable 4 point due to age of roof. I even supplied the new insurance with a quote for a new roof which I am going ahead with, but that wasnt good enough, they simply refused cover because towerhill said failure to provide acceptable 4 point. I also learned that I do not currently have coverage, I dont know if this also applied for the whole time I thought I was covered. I am now in insurance limbo because Tower hill refused to change their cancellation slip so I dont think I can ever again get insurance.

I am past the point of anger now, I am just completely defeated. The time (12 weeks) and money I have spent on this I am now speechless, except to say HELP!

Does anyone in the Florida insurance government ombudsman office ever visit this site? If so, help! What did I do wrong?

The first mistake was getting an HO policy for a commercial risk. Not saying it is all your fault, but that should have never been written in the first place. The agent and yourself should have had more conversation about the risk regardless or not if the previous owner had a Tower Hill policy.

ok maybe, but I was completely involved with the finding and purchasing of a property, it was very intensive and took over a year. I just never heard of these kinds of insurance problems, and I just assumed that it would be as easy as it was in the UK, Sweden, Canada and NY state etc.

I am also being told by the original broker that my last and only remaining resort is the Citizens HO cover that they offered after Tower fell through! I just dont know what to do anymore. All good advice gratefully accepted.

I just don't see how you can write a personal lines policy on the property. You have 3 buildings with 6 units total, correct? As far as I know you can only write a DP policy with Citizens if it has 4 units or less.

ok well can you offer any other solution, I dont know what to do anymore.

Another thing I cant understand is this parcel rule. If I put a covered walkway between the buildings would I still have three buildings on one parcel? Seems nuts to me.
