How do you pros avoid or reduced no shows and canceled appointsments? If they no show or stand you up do you feel free to just drop by at your convience?

A trick I used when I ran FtoF appointments was to call to confirm directions before the appointment.

I quickly found that when my call went to VM and they didn't call back (per my message telling them that I wanted to confirm directions) that they've flaked.

Dont you understand this means, LEAVE US THE HECK ALONE!

They appeased you on the phone just to get you off the phone, now if they dont show or call you back, its time to take the hint......move on!

When I set appointments the last thing I do is ask them if they have a pen and paper. I then have them write down my name my number and the date and time. I then ask them if there is any reason they might not be able to keep the appointment. I then instruct them to call me if they can't make it, so we can re-schedule.

About a third of the time I will be on the way to an early 10am appointment and they will call and cancel. I don't even answer the cell phone. I go right to their home and pretend I never got the call. .

Thats when your acting will come in to play. I act a little dejected, then I perk up a little and say something like. You sure you can't spare me 15 minutes? Your here, I am here and I got your policy right here; touching my briefcase. More often than not you will get in.

As far as no shows, they are part of the business but you can keep them to a minimum by asking them to write it down. I never call to confirm an appointment unless it is late in the day and you have to drive 30 or 40 miles from where you are and only then if I have had a good day already. If its been a bad day I will make the drive. I always want to at lest scratch the pad.

One way is to have your wife call the client & tell him that it's your office calling. "Our agent forgot to turn his cell phone on, and I know that he's on his way to your home. When he gets there, would you please tell him to get in touched with us." (It's not hard to figure out the rest of the scenario.)

That is great advice. I heard it's also good to call and confirm directions while you are in your car, so they hear the engine running and know that you are on your way. It may be more difficult for some people to cancel if they know you are already on your way.

Just don't give them an out. show up

hit em high and hit em low

take their money and go go go

I will tell you no shows are just a part of the business even when you call and talk to folks and they tell you they will be there you will get no shows.

Here is what I do when I get them...go see someone else. Some times I hope some people no show it allows me to go and door knock some folks before I go home for the night in order to set more appointments for the next day.

Bottom Line Just get over it and look at it as a part of the business.

I have heard of a sneaky way.... you can call to make sure they are there, then hang up.... if you want to prevent call backs, say you dialed wrong # first.

There was an agent on here that when he gets no showed he grabs a lawn ornament and has a once a month yard sale.
