CHEEEEPIST DM Leads?

I'm curious as to what HAS worked for you thus far. You mention all that HASN'T worked or won't work but I haven't seen what IS working. You don't care for TM leads. You don't want to drive for internet leads. Are you banking on Monumental leads in your backyard ONLY?

And now he's dispensing advice on getting started in FE??
 
One can get a lot of input here for which I am grateful -- with many inputs and some logic and common sense--I try to sort bad to good and go from there. But there are no absolutes here or anywhere.

Many agents on here swear by TM leads--I can't get them to work for me. Does that make me deficient? Dont think so

One person said the TA DM leads didn't work. Not a big sample size.

I have tried other things fellow agents in my market do and they don't work for me---and vice versa. Doesnt make either of us "wrong"

Looking back, I wish I would have stopped second-guessing and got to work heavy into direct mail; I had to screw up a few times (and luckily survive) before I learned my lesson.

Same for you. What does work well for you? If you are getting 5:1 ROI on your current direct mail program, please stop worrying if you are doing "good enough," as 5:1 ROI is AWESOME and scalable for whatever income you want to achieve, as you don't need some phenomenal 10:1+ ROI to be a long-term success in this business.

Well you are correct that one can get a lot of input here... However, the quality of the input is vastly different, as most comes from people who are FE posers.

If a new agent is ever fortunate enough to come across a truly successful agent who is willing to map out the road to success for them the new agent should follow it to the letter. Nothing is more frustrating while watching a new agent fail because they are choosy over which advice they will listen to and implement.

For example, our very own JDEasy... He provides priceless FE advice and shares real world experience, yet some new agents are so smart that they "choose" what parts of JD's advice works for them... They will only do things in their comfort zone and fail.

If you are a new agent, or struggling agent and want to have JD's success in selling FE... you better do everything JD does selling FE (period)

Unfortunately, most agents want to tweak a proven system based on their work ethic. I know of an agent that was taking 15 leads a week, uses an appointment setter, and just can't fathom why this business is a constant struggle to them.

How do you teach someone how to be successful like you are when they don't want to follow your own proven system?

I'll second the comment about second guessing and not getting into DM sooner. Honestly, I think they're harder to close them TM or Internet leads. But with those leads your sales are going to be mostly with the laydowns

With direct mail, you can improve your skills to closing 2 to 3 out of 20 to 5 to 6 out of 20.

At the end of the day, don't try to reinvent the wheel. For some reason, we all think we are smarter than agents that have been doing to successfully for years. picking up blind that has a proven system and use it. Once you're writing big numbers, then you can tweak it to fit your style or your work schedule.

In short, there are several reputable agencies listed on this forum, and you need to do your homework to discover which one will fit you best.
