I'd stay in New York. Great weather, low taxes, low cost of living, easy regulations, lots of markets.
I feel the same about NJ, Super LOW Property Taxes, Affordable Housing, Wide Open Spaces.
P.S. Dont tell anyone, but we have no traffic...

I know several very successful black agents in this area. And, one of the most successful FE agents of all time is Howard Catchings, a black gentleman in Mississippi...I prefer Calif, so I dont have to deal with people like yall!!!
PS- Plus Im black, working the "rural south" aint happenin'!

I can't speak as to how "bad" is it is from a black point of view but from what I have seen, there is much more racism in the big cities of the North than there is in the south.
Just how much time have you spent in the south? Not even REMOTELY close...trust me!

Enough to know its night & day vs where I live....been to several fam reunions down there (going again next yr) and visited some friends in ATL a few times!
How much time have u spent in Cali?
N don't forget about that super skinny Gov you guys got up there... N the former Gov who is about to go away top club Fed. Oh n isn't it always sunny n 70 in January there too? Oh n no crowds/lines at the airport either...
Well, first of all, Atlanta is not the south.. .. There is a world of difference between my area and Atlanta.. As for Cali, I spent some time there but not a lot. Of course it was back in the dark ages.. I was at Vegas for 2 1/2 years in the 60s.. Had friends that lived in Downey and we would run down there every chance we got..
Funny u mention ATL, and yes it IS the south, lol.
But I know this & even friends & family that live there TODAY will tell you the same thing. ATL obviously has a large population of blacks, but they will tell you dont go on the outskirts in the rural places....its like going back to 1950's!!
