3 Reasons for Teleleads

For you guys that use teleleads often, I wanted to see how you ask for the 3 reasons. Obviously, with DM, you're asking which one of the 3 reasons they sent the card in for, but with teleleads they didn't send a card in.

I've said and done different things in the past. I've told people the reason why I was there was to follow up on the lead card that we had sent them, then read them back a lead card that I had mailed in that county.

Lately, I've stopped doing that and just say, "When folks agree to have me come out to their house, I've found that it's usually for one of three reasons..." Then I treat it like like its a normal DM lead.

What do you telelead veterans do?

That's exactly what I do. .

I'm very inconsistent on my presentations. But my default that I fall back on is to ask "What is your main concern that prompted you to want to meet with me today?" (In that sentence "want to" are key words that you don't want to omit. )

Sometimes this goes great. They will tell you stories about mom died last month and her brothers and sisters didn't help and now they all hate each other. Or they will tell how they want to protect their kids, etc. Occasionally they will even say "I went to start a payment at the funeral home but it's $175 a month. I'm trying to find something for around a hundred. "

Other times they stumble for something to say and I go into the three reasons at that time.

I don't work teleleads very often but when I do I treat them just like the DM responders. I say that we find that people respond to the phone call for 1 of 3 reasons.

I can't tell any difference once in the home if I got there from a DM lead, a telelead or a referral. Nor do I care how I got there.

Exactly what I do once at the table.
 
I sold 4 tele leads over a month old last week.every agents goal should be to get to a 50% close ratio.I always attempt 3 closes with each close harder and more aggressive than the last. If I get to the 3rd close they're either buying or telling me to leave.If you walk out that door it's usually game over. What separates me from other agents is all my closes are seamless and smooth. An agent must have cat quick rebuttals for all objections and not be scared of uncomfortable moments.

Just to show you can teach an old dog new tricks, after being the business over 40 years, I picked up the "Three Reasons" from one of JD's posts a couple of years ago. Now I use it almost every time I get in the house no matter if the prospect was acquired through a cold canvas call or a referral. I simply begin the interview with, Ms. Smith, most folks that agree to meet with me do so for one of three reasons............. Have found it works! :yes:
