Door Knock Vs. Phone Calls

You might just be too nice too. I presume you are calling on seniors. If you are a woman and younger, they might not want to say no on the phone, even though they really aren't interested.
 
I've worked the street for many years. I used to think that I got maybe thirty percent more presentations going direct than working the phone. I'm not so sure anymore. I'm beginning to think that a good prospect is good no matter the method of contact...As a man, my last line in my approach is "May I come in?", if I were a woman, I might say, with my hand held out like a cop signalling to stop, "And, I can't stay right now." This gives you time to make the appt and evaluate whether you want to keep it or not...

I definitely believe there is some truth in that. I am not a confrontational person and I don't like hurting people's feelings, so I have to work on being more in control and telling these "suspects", "Look! You are going to keep this appointment; no excuses! An if I find you not at home when I get there.... Well, er, aaaa, you don't want to know. No see you at 8!" (lol.)
 
If I have enough leads in a specific area, I prefer knocking on doors. I optimize my stops on line. I find that if I can't get in the door when I'm there, I have a very good shot at making an appointment for the next day. If no one is home, I leave a delivery notice, and usually get called back. Got into 3 homes on Wednesday, made 2 appointments for Thursday, got 2 calls from the notices, and converted both of them into appointments. (1 no show, was told in advance of the possibility, re-set the appointment.)

I prefer to door knock when my leads are grouped in a certain area.

What I like to do if I have a few that are out of the way is to call them when I am in the area. I also call the ones that I have knocked several times with no answer. Not the day before but while I am in the area so I can get to them right away. I let them know I have the information that they requested and would like to drop it off in about 10-15 minutes. This way I know they are home and will most likely be there. Works most of the time.

I would think if you drove to area with 25 leads and started calling using the above method, you may have some success with it. I have never tried it that way but if you do,
let me know how it goes.

I did this regularly, a few years ago, works like a charm. One thing people would say was "You mean right now?" "Yes." "Oh, OK."

I use to be afraid of the phone, afraid people would turn me down (throwing money I spent for the leads down the rat hole).

From time to time I still use this method, just less since I now call the night before.

When you mentioned that you optimize your stops online I remembered I had this:

Route Optimizer

I can't remember where I found this, hell, I may have seen it on here (they say the memory is the second thing to go....). If you have a Google account and an Android phone you can download the route to your phone. It's kind of cool. Of course those that know their area well won't need it but if not it may be beneficial to someone.
 
I door knock all day long. It's simple, cost effective and returns almost a 100% profit.
